10K For First Time New Home Buyers Bonus…

Posted by on March 23, 2012 | No Comments

… To Help New Buyer’s Leap into Market

The BC Government recently announced a new First Time New Home Buyer’s Credit. Many mortgage experts and real estate agents are hoping this bonus will help potential new buyers get into the real estate market. The bonus is still subject to legislation, which is expected to be introduced later this spring. But for those looking at purchasing their first home, this will mean that the new home market is more affordable than you may think!

The bonus is a one-time refundable personal tax credit, equal to five percent of the purchase price of a home to a maximum of $10,000.

Will You Qualify?

You will qualify as a first-time new home buyer if:

  • You purchase or build an eligible new home located in B.C.;
  • You, or for couples, you and your spouse or common law partner, have never previously owned a primary residence;
  • You file a 2011 B.C. resident personal income tax return, or if you move to B.C. after December 31, 2011, you file a 2012 B.C. resident personal income tax return (you will not be eligible for the bonus if you move to B.C. after December 31, 2012);
  • You are eligible for the B.C. HST New Housing Rebate; and
  • You intend to live in the home as your primary residence.

This potential credit will be quite helpful to new home buyers looking at the new-home market in Vancouver, Richmond, Burnaby, Port Poody and Coquitlam.

For more information, to determine if you qualify or to determine if the new home you intend to purchase qualifies, contact Michael Lepore at 604-295-3974.

Michael will be pleased to help you find a new-home that qualifies under this exciting home buyer program.

An Afternoon in Steveston…

Posted by on April 28, 2011 | No Comments

If ever you find yourself looking for something to do in the evening, you should really consider heading to historic Steveston; it is such a beautiful location. In this village, where the Fraser River meets the Pacific Ocean, you can enjoy the sunset, the people and the charm this neighborhood offers all from a perfect park bench. The Fisherman’s Wharf offers a unique experience filled with fresh seafood and history. For an added treat you should definitely try the Frozen Yogurt from Timothy’s! They have a large array of fresh fruit to choose from and create your own flavours along with a variety of Gelato. You can enjoy the frozen yogurt on their warm home made waffle cones, made to order.

Onni backs off Steveston high-rise

The controversial redevelopment application made by Onni Developments to build a 10 or 12 storey building in Steveston on the small strip of land between Brunswick and the boardwalk has been pulled by the developer.  It is no surprise that many residents showed up to the open house to voice their opinion against the proposed project.

Onni has decided to no longer proceed with the rezoning application. Learn More

Richmond BC Construction Boom for 2010

Posted by on November 18, 2010 | No Comments

Is Richmond BC the next up and coming city in the lower mainland,… well it sure looks like it.  2010 has brought Richmond $769 million worth of new construction projects.  This amount is up almost 80% from 2009 as during that time the city only benefited from $163 million in construction.

City planners and Developers are beginning to revamp areas and in my opinion improve the overall city look.  It would seem that Richmond real estate will now get a new look with mixed use commercial, retail, residential building (rental and owner)  along with live work suites.  This will surely entice more business and purchasers to view the benefits of working and living in Richmond BC.  It is clear that the introduction of the rapid transit train system (Canada Line) connecting Richmond BC and Downtown Vancouver in only 20 to 25 minutes is benefiting the city in so many ways.
